      Scope of Works - The block consists of 68 flats over 5 stories including some commercial units at ground level. Constructed in 2009 recent investigations have identified deficiencies in fire compartmentation. These have been detailed in the Fire Engineers PAS 9980 report and subsequent investigations into the internal areas of the building. The requirement now is to rectify the areas of non-compliance identified and it is proposed to enter into a JCT D&B contract with the successful tenderer to complete these works. External works include provision of cavity barriers at floor levels, compartment walls window openings and around vents. Removal and replacement of combustible material within external walls. Finishes to walls are mixture of brickwork, stone panels and zinc. Internal works include replacement of flat entrance doors, communal doors, upgrading of risers, AOV shafts, partitions and fire stopping. Potential upgrading of partitions within flats. The flats are a mixture of general needs rent and leaseholders. The work will be done with residents in occupation. Budget - The current estimate for the works is between £5m to 10m excluding VAT Outline Programme – Estimated Key dates - •Issue Tender Documents – estimated between1st December 2023 and 30th April 2024 •Tender returns – 4 weeks after issue •Approval to proceed – 4 weeks after returns •Start on site – Spring 2024 •Contract completion – Autumn 2025
