The Authority is separately procuring a Multi-disciplinary Design Team and Employer's Agent/Cost Consultant.

      II.2.4) Description of procurement: The "Works" comprise of the design and build of new build housing as part of the Authority's "Council House Building Programme". Works will be called-off under the Framework Alliance Contract (FAC-1) published by the Association of Consultant Architects. The Authority will use both Single and Two Stage Design & Build procurement routes under JCT Design & Build Contract 2016. Where a two stage route is used, the Constructor will enter into a Pre-Construction Services Agreement and contribute to design from Stage 3: Developed Design. For Single Stage D&B, the Constructor will provide design services from Stage 4: Technical Design. The Constructor will fulfil the role of "Principal Contractor" and "Principal Designer" (when design shifts to the Constructor) under Construction Design & Management Regulations 2015.
