Essex Housing has worked to develop a scheme which has high design standards, is sensitive to the local area and will help address local housing requirements. The planning application has now been submitted. The Friary is situated off Carmelite Way in the town centre of Maldon and is circa 0.40 hectares (1 acre) in size. The site currently contains a single Grade II listed building which has had significant modern extensions. The property is known locally as The Friary East. The Works consist of the residential conversion of The Friary East, demolition of the attached modern annex building and the construction of a new build residential development to accommodate a total of 30 apartments with associated access, parking and landscaping. The Friary is a designated heritage asset within the Maldon Town Centre Conservation Area. It is therefore desirable to ensure that the significance of this heritage asset is sustained by putting it to a viable use. The proposed scheme is to ensure that the scheme delivers new market and affordable housing in a manner that is appropriate to the building and its surroundings and is consistent with its conservation in accordance with the National Planning Policy Framework. The Authority will be inviting tenders for the provision of these works via a 2 stage OJEU compliant Restricted Tender process.
