Short Description: The Enoch House refurbishment project is a scheme to convert 45 bed-sits and flats in a 1970’s built sheltered housing complex into 37 one and two bedroom flats to a high standard of finish and improved thermal efficiency.The project, which has an estimated cost of approximately £4Million is planned to be carried out in phases over 18 months from April 2015 to October 2016.The principle contractor will be Colchester Borough Homes (CBH) and we are looking to appoint suitably experienced and qualified contractors to carry out the work to this Colchester Borough Council property.The building will be partially occupied by residents throughout the duration of the project so great care, sensitivity and liaison will be required. Works include:1.New gas, electrical and water mains services2.Construction of a new plant room to accommodate gas absorption heat pumps, gas boilers, buffer vessels, water storage, pressure vessels, district heating pumps and all associated BMS equipment3.Heat distribution units to provide heating and hot water to all flats and communal area’s 4.New door entry system, new warden call system, new CCTV system5.New TV integrated reception system (IRS) 6.New Passenger Lift7.New fire alarm and emergency lighting systems8.New power and lighting to all flats and communal area’s9.New glazed atrium and communal facilities10.Structural repairs11.Demolition of one wing and construction of a new wing12.Supply and installation of photovoltaic and evacuated tube solar panels13.Insulated external render panels14.Removal of internal partitions and redesign of internal layouts to flats15.New Kitchens and bathrooms16.New tenant’s communal areas17.Installation of “solar pipes” to illuminate common areas18.New Windows and balconies19.External worksTender documents will include a specification, drawings and bills of quantities.There will be 3 concurrent contracts:1Building works2Mechanical Services 3Electrical ServicesContracts will be the JCT form with contractors design.
